Port Authority of New York and New Jersey (PANYNJ) Bus Terminal Replacement Project

On July 2, 2026, the Port Authority of New York and New Jersey (PANYNJ) issued a Request for Information (RFI) for the Commercial Office Development component of its New Midtown Bus Terminal project. As noted in our earlier client alert, the New Midtown Bus Terminal project will include a new main terminal, a bus storage and staging facility, publicly accessible open spaces and two future commercial towers.

Under the RFI, PANYNJ now seeks responses from interested commercial real estate developers with respect to the commercial towers (which would range from 2-3 million square feet each). The RFI includes seven questions related to ideal size of the towers, programs for the main terminal rooftop and retail spaces, tower amenities, optimal structuring of the foundation and podium and best practices for structuring a development partnership between PANYNJ and a developer.

Interested developers may either submit a written response or request a one-on-one meeting with PANYNJ. Responses must be submitted no later than July 24, 2026.
