Mountainside Fitness acquires anchor parcel for 41,337-square-foot fitness center, set to open summer 2027
CAVE CREEK, Ariz. - November 3, 2026 - Evergreen Development, on behalf of the Bullington family, announced the recent groundbreaking of Black Mountain Marketplace, a new neighborhood shopping center located at the southeast corner of Cave Creek Road and Carefree Highway in Cave Creek, Arizona.
The groundbreaking marks a major milestone for the 13.3-acre property, which has been owned by the Bullington family for generations. Evergreen serves as the family's development partner and is leading the planning, entitlement, construction, and development of the project.
The Bullington family completed the sale of the project's anchor parcel to Mountainside Fitness on October 16, 2026. Mountainside Fitness will anchor Black Mountain Marketplace with a 41,337-square-foot fitness center. Site work is underway and is expected to be completed in summer 2027, when Mountainside Fitness is also expected to open.
"Breaking ground and closing the sale to Mountainside Fitness are significant milestones for the Bullington family and for Black Mountain Marketplace," said Bryan Lamond, Principal at Evergreen. "Mountainside Fitness is an outstanding anchor for the project, and we are excited to move into construction and bring the remaining outparcel opportunities to market."
Black Mountain Marketplace includes seven outparcel pads planned for dining, services and neighborhood-serving retail that will complement Mountainside Fitness and serve the surrounding Cave Creek and North Phoenix communities. Several transactions are currently in progress, with limited availability remaining for drive-thru pads offered for ground lease. Zach Pace, Cameron Warren and John Warren of Phoenix Commercial Advisors are representing the developer and ownership team in the leasing and marketing of the available opportunities.
"This property has been in our family for a long time, and finding the right partner to help bring the development to fruition was very important to us," said John Bullington, on behalf of the Bullington family. "Evergreen has been an ideal partner throughout the process, and our family is excited to see the project move into construction."
The project consultant team includes A.R. Mays Construction as general contractor, Upward Architects as project architect and Hubbard Engineering as civil engineer.
