The City of La Mirada's Home Improvement Program provides assistance to low-to moderate-income homeowners who need repairs to correct code violations or address deteriorating conditions. Assistance is provided through a low-interest deferred loan, and funding is available on a first-come, first-served basis.
Eligible applicants may receive up to $35,000 in repairs and improvements, including exterior repairs, such as new roofs, and select interior work, such as plumbing and electrical repairs. The loan features a 3% annual simple interest rate, is secured by a deed of trust, and does not require repayment until the home is sold, refinanced, transferred, or no longer owner-occupied.
To qualify, the applicant must be on title and live in the home, and household income must fall within program limits. The home must be a single-family detached residence within the City of La Mirada with homeowner's insurance and no tax liens. All work must be completed within three months of signing loan documents and contractors must have a valid State contractor's license and City business license.
