Foundry Facilitates Raleigh Campus Sale to Frankie Lemmon School and Foundation

Raleigh, N.C. (Oct. 8, 2026) - A two-building Raleigh campus will be transformed into a significantly expanded home for Frankie Lemmon School and Foundation following a sale represented by Foundry Commercial, highlighting how existing commercial properties can be repositioned to meet growing community needs.

Located at 4401 and 4501 Atlantic Avenue in North Raleigh, the 114,781-square-foot campus will bring together Frankie Lemmon School, Lemmon Tree Academy, and the Frankie Lemmon Foundation. The organization plans to begin construction and renovations in 2027, with the campus expected to open for preschool and grade school in fall 2028. The move from its current 17,893-square-foot facility is expected to more than double student capacity to more than 230 students.

For more than 60 years, Frankie Lemmon School has provided education, therapy, and enrichment for children with and without disabilities, with a mission to educate and celebrate children of all abilities. The Frankie Lemmon Foundation supports the school by raising funds and awareness through community partnerships, events, and fundraising campaigns.

"Transactions like this demonstrate the impact commercial real estate can have beyond the property itself," said Patrick Blackley, Senior Vice President with Foundry Commercial's Raleigh office. "This campus offers Frankie Lemmon the space and flexibility to grow its services while creating a lasting home for an organization that has served Raleigh families for more than 60 years."

"Every child deserves an environment where their strengths are recognized and their potential can flourish. Expanding Frankie Lemmon School allows us to create that opportunity for more children and families, while showing what is possible when a community chooses to invest in every child. When our children thrive, our entire community thrives," said Marsha Hargette, Executive Director, Frankie Lemmon School and Foundation.

Blackley and Jane Doggett, CCIM represented the seller on behalf of Foundry. CBRE's Clayton Collins, Chandler Hawkins, and Harrison Benson represented Frankie Lemmon School and Foundation in the acquisition.
