BALTIMORE, MD - St. John Properties, Inc. has acquired 10150 York Road, a five-story, 175,000-square-foot Class 'A' office building situated in Cockeysville. The purchase further expands the real estate development and investment company's Baltimore County footprint to more than 5 million square feet of office, flex/R&D, and retail space. This follows the company's 2025 acquisition of a 300,000-square-foot office portfolio at North Park, located at the intersection of York and Shawan Roads, as well as its 2023 acquisition of a 17-acre site now being developed as Hunt Valley Exchange, a 113,000-square-foot mixed-use project.
St. John Properties was self-represented by Senior Executive Vice President, Acquisitions and Growth Sean Doordan and Assistant Vice President of Acquisitions Alex Lyons. Newmark's Christopher Abramson, Nicholas Signor, and Ben McCarty marketed the property and handled negotiations on behalf of the selling entity.
St. John Properties plans to immediately invest over $3 million in interior and exterior improvements at 10150 York Road to elevate the asset and create a modern, inviting environment for tenants and visitors. Planned upgrades include modernization of the building façade and exterior signage, enhanced landscaping, a Class 'A' lobby renovation, and the construction of a new fitness center and executive suites. Together, these improvements are designed to enhance the overall tenant experience and strengthen the property's position within the market.

10150 York Road is 61 percent leased to five tenants. The site, which fronts York Road (MD Route 45), includes an on-site 500-vehicle parking garage, plus a surface lot with an additional 225 parking spaces.
10150 York Road offers superior access to abundant consumer and business-focused retail and dining amenities, highlighted by Hunt Valley Towne Centre, a 925,000 square foot mixed-use project featuring Wegmans Food Markets and nearly 60 supporting tenants. The location is transit-connected via the MTA light rail and bus routes, and offers easy access to I-83 and I-695.
10150 York Road joins St. John Properties' existing Northern Baltimore County projects along York Road, including: Crestridge Center, Loveton Business Park, Yorkridge Center North, Yorkridge Center South, and Timonium Exchange. In addition, the vertically-integrated firm is speculatively developing Hunt Valley Exchange, a mixed-use community including flex/R&D and retail located less than a mile from the North Park campus on York Road, and less than three miles from the company's latest acquisition.
