ENNIS, Texas, Jan. 13, 2026 - Marcus & Millichap (NYSE: MMI), a leading commercial real estate brokerage firm specializing in investment sales, financing, research and advisory services, announced today the sale of The Willows, an 84-unit multifamily property in Ennis, Texas.
"This was a unique opportunity where we received multiple strong offers early in the marketing process, allowing us to pivot quickly, closing with the first buyer in escrow," said Matt Aslan, managing director investments. "One of the buyers who offered had a 1031 exchange to fulfill by year's end. We accommodated the buyer by sending multiple opportunities in secondary markets and successfully filled their 1031 exchange with a 112-unit property in the market that was not listed."
Aslan and Bard Hoover, investment specialists in Marcus & Millichap's Dallas office, had the exclusive listing to market the property on behalf of the seller. Aslan, Hoover and Nick Fluellen procured the buyer.
"As market fundamentals stabilize, we're seeing more deals pencil again, with pricing that supports attractive risk-adjusted returns for both private and institutional investors," added Aslan.
The Willows, located at 2300 Yorkstown Drive, was built in 1985 and sits on 3.84 acres. The property includes a mix of studio, one- and two-bedroom units across 51,294 square feet. It is located near major employers such as Freshpet and Buc-ee's, and minutes from Navarro College, with access to Interstate 45.
