Annapolis, Md. (November 2, 2026) - Realterm, an independent global investment manager focused on the transportation industry, announced today the acquisition of a two-property, 12.1-acre industrial outdoor storage (IOS) portfolio located in Jacksonville's West Side submarket.
5703 Commonwealth Avenue is a 4.6-acre site that includes a 17,600-square-foot maintenance facility with six drive through bays, one wash bay and two points of ingress and egress. It sits adjacent to 1142 Peavy Road, a 7.5-acre site that features a 6,900-square-foot maintenance facility with four drive through bays and two points of ingress and egress.
Both are fully leased to Student Transportation of America, one of North America's largest school transportation providers, serving approximately 1.25 million students across 325 school districts.
"With growing user demand and a limited supply of functional maintenance facilities, the Jacksonville logistics market displays exceptionally strong fundamentals," said Ed Brickley, Managing Director, Senior Fund Manager at Realterm. "Those dynamics, coupled with the region's rapid population growth and expanding port activity, make it a compelling long-term market for investing."
The properties benefit from their proximity to major roadways and transportation nodes, including efficient access to I-10, I-95, I-295, JAXPORT and Jacksonville International Airport.
"These properties offer the combination of location, connectivity and functionality that we look for in transportation-oriented fleet maintenance facilities," said Arnie Capute, Vice President, Investments, East Region at Realterm. "With direct access to Jacksonville's primary transportation corridors and excellent connectivity across Florida and the Southeast, the acquisition aligns well with our strategy of investing in high-quality IOS properties in key logistics markets."
Jimmy Ullrich, Eric Bumgarner, Michael Macchia, Michael Cassidy and Gordon Olson with Colliers facilitated the transaction.
