Ten56 to deliver 180,000 square feet…

June 10, 2026

CHANDLER, Ariz. - A new project known as Ten56 is set to provide more than 180,000 square feet of speculative industrial space in the West Chandler employment corridor. Developed by STAG Industrial and Becknell Industrial, the building will be located less than a mile from the I-10/Loop 202 interchange at the southwest corner of 56th Street and Chandler Boulevard.

Ten56will help meet demand for quality industrial products in West Chandler. Industrial vacancy in the area is only 6.2% per CoStar, well below the Phoenix metro average of 11.4%. West Chandler is popular among employers looking for regional connectivity, access to a highly skilled workforce, and proximity to some of Arizona's leading technology, advanced manufacturing, logistics, and semiconductor employers.

"Industrial development projects like Ten56 are critical to our local economy," said Mayor Kevin Hartke. "This investment reinforces Chandler's reputation as a premier location for business and ensures we continue to have the space and infrastructure needed to support the companies that drive our community's success."

The speculative development is designed to accommodate a wide range of industrial users. The building will be delivered as shell space with an open layout and divisibility options to allow for multiple tenants.

"Successful economic development is about more than locating a company in a building," said Micah Miranda, Economic Development Director for the City of Chandler. "It's about creating an environment where capital partners and development teams can make investments with confidence. Ten56 reflects the trust STAG and Becknell have in Chandler and our commitment to being a city that supports quality development projects and business growth."

For STAG Industrial and Becknell Industrial, Chandler's proven market fundamentals, desirable location, and strong tenant demand made the site an attractive investment opportunity.

"Ten56 is a premier site in a city known for being a great place to do business," said Harry Kutner, Vice President of Acquisitions and Development for STAG Industrial. "We believe this project is going to attract high-quality industrial users and we are excited to start construction later this year."

"This site offers a compelling combination of freeway access, workforce availability, and proximity to major employers that should appeal to a broad tenant base," said Matt Neumann, Senior Vice President of Leasing for Becknell Industrial. "The City of Chandler Economic Development team has been a valuable partner in helping move this project forward. We look forward to delivering a best-in-class facility and contributing to Chandler's continued economic growth."

Construction is anticipated to start after the project gets through the city's development plan review process, with delivery targeted for August 2027.
