Newmark Arranges JV Equity Placement and Construction Financing for Ocean One, a Luxury Multifamily Development

Newmark announces the Company has arranged the joint venture equity placement on behalf of Hyperion Group and Winter Properties with Silverstein Properties for Ocean One, a 371-unit luxury multifamily project in Boynton Beach, Florida. Following the equity placement, the firm arranged a $108 million construction loan with Madison Realty Capital to finance the development.

Newmark Executive Vice Chairman Adam Doneger, alongside Vice Chairmen Avery Klann and Hampton Beebe represented Hyperion Group and Winter Properties in the equity raise, while Co-President, Global Debt & Structured Finance Jordan Roeschlaub, Vice Chairman Nick Scribani and Director Holden Witkoff secured the construction financing.

Ocean One will rise eight stories across approximately 3.71 acres in Central Palm Beach County. The 371-unit development will feature a mix of junior one-bedroom, one-bedroom and two-bedroom residences. Designed to provide a world-class experience, on-site amenities will include a resort-style pool and spa, state-of-the-art fitness center, pickleball court, co-working spaces, sports simulator and expansive outdoor gathering areas, alongside structured parking and ground floor retail.

Primely located a short distance from the area's beaches and major employment hubs, Ocean One is positioned to benefit from the continued population and income growth trends driving the demand across Palm Beach County, with convenient access to Downtown Boynton Beach, Delray Beach and the broader South Florida corridor.
