Palladium Oak Grove, a 240-home attainable community serving households at 30% to 80% of area median income, opened in Fort Worth this week.
The community offers one-, two- and three-bedroom homes, including 101 one-bedrooms, 105 two-bedrooms and 34 three-bedrooms. Typical sizes are approximately 751 square feet for one-bedrooms, 950 square feet for two-bedrooms and 1,154 square feet for three-bedrooms.
"Investment in high-quality affordable housing is a priority for the City. I appreciate having a partner in that mission with Palladium," said District 9 Councilmember Elizabeth M. Beck.
The Palladium Oak Grove residential area totals about 214,837 net rentable square feet on a site of roughly 9.85 acres.
The total development cost is $58,415,593. Financing includes Texas Department of Housing and Community Affairs' 2022 4% Bond Housing Tax Credit program, $25.6 million in tax-exempt bonds purchased by Cedar Rapids Bank & Trust, approximately $23.3 million in tax credit equity from PNC Bank and $1.2 million from the City of Fort Worth, along with taxable tail financing. The Fort Worth Housing Finance Corp. participates as a general partner.
