ASHBURN, VA - Chesapeake Fire Protection, a division of Georgia-based Century Fire Protection, has signed a lease with St. John Properties, Inc. at Ashburn Crossing to relocate and expand its Virginia regional office to the 80-acre business community. The company, which operates two offices in Virginia and Maryland, intends to move approximately 20 employees to a 24,500 square foot space at 21265 Ashburn Crossing Drive this November. The full-service fire protection contractor intends to increase its workforce to up to 50 employees over the next several years. St. John Properties' Director of Leasing Danny Foit represented the landlord, and Clay Ellis of Colliers International represented the tenant in this transaction.
According to Chesapeake Fire Protection Virginia General Manager Rob Anderson, the regional office first opened in Loudoun County in 1988 and relocated to its present facility in 1992. "The entire county, but particularly the Ashburn area has experienced dramatic growth, in part to the development of major mixed-use projects such as One Loudoun and Loudoun Station, and our work has increased in step with this activity. We expect this momentum to continue and are in need of expansion space to accommodate the nearly 30 employees we intend to add in the coming years."
Chesapeake Fire Protection designs, installs, and services fire protection systems for mainly commercial applications including commercial office buildings, retail centers, data centers and high-rise residential towers for applications throughout Virginia. Standard installations involve sprinkler, alarm, extinguisher and special hazards systems and, according to Anderson, the company also performs services for private residential homes.
"It was important to remain in Ashburn because we foresee a long runway of projects, and we wanted to retain continuity for our clients and customers," Anderson added. "The flex building at Ashburn Crossing perfectly suits our requirements and we intend to fit-out the interior with approximately 50 percent office space, and utilize the remaining area for warehouse, shop, and field operations. We have enjoyed an excellent relationship with St. John Properties for many years and the company has been a long-time and loyal customer. Our company is committed to supporting important programs that improve the local community, and this lease cements our presence in Loudoun County."
Situated at the intersection of Gloucester Parkway (VA Route 28) and Loudoun County Parkway (VA Route 607), Ashburn Crossing comprises more than 540,000 square feet of flex/R&D space. The brick and glass buildings are equipped with 16- to 18-foot ceiling heights, rear dock and drive-in doors, and free on-site parking. 21265 Ashburn Crossing Drive totals 92,500 square feet of space.
Each of the Ashburn Crossing buildings have been designed to earn LEED© certification from the U.S. Green Building Council. Buildings receive this designation based on the use of sustainable and locally-sourced building materials and the implementation of construction practices that conserve energy and resources while creating an eco-friendly environment.
Ashburn Crossing fronts Loudoun County Parkway and is positioned approximately two miles from One Loudoun and Dulles Town Center, three miles from the Dulles Greenway (VA-267), seven miles from Washington Dulles International Airport, and just over 30 miles from downtown Washington, D.C.
