FLAGSHIP HEALTHCARE PROPERTIES ACQUIRES CINCINNATI MEDICAL OUTPATIENT BUILDING

CINCINNATI - Flagship Healthcare Properties (Flagship), an outpatient healthcare real estate firm, is pleased to announce the acquisition of a Class A, 100% leased medical outpatient building (MOB) located at 8099 Cornell Road in Cincinnati, Ohio.
The 26,107-square-foot facility is fully occupied by Beacon Orthopaedics & Sports Medicine, a nationally known and respected leader in providing sports medicine and orthopedic care for more than 25 years over multiple locations in Southwest Ohio (Cincinnati and Dayton), Northern Kentucky and Southeastern Indiana. Beacon is a proud partner of OrthoAlliance, part of SCA Health - a national surgical and practice management organization that serves more than two million patients annually across hundreds of clinical and physician practice locations nationwide.
The building functions as a comprehensive outpatient orthopaedic facility featuring on-site MRI and X-ray imaging, clinic space, and procedure rooms. Its integrated design allows patients to receive diagnostic testing and treatment in a single visit, supporting a convenient and efficient care experience.
Strategically located along Cornell Road, a well-established commercial and healthcare corridor in the northeastern portion of the Cincinnati metropolitan area, the property is situated near the communities of Blue Ash and Montgomery. The location benefits from strong demographics, a dense concentration of healthcare providers, and excellent regional accessibility. Cornell Road is located just minutes from Interstate 71 and Interstate 275, providing efficient connectivity to downtown Cincinnati and surrounding suburban communities.
"This acquisition aligns with Flagship's strategy of investing in high-quality outpatient healthcare real estate in quality markets, and building long-term partnerships with leading physician groups," said Blake Bratcher, Flagship's Executive Vice President of Acquisitions. "Beacon Orthopaedics is a premier orthopaedic practice serving the greater Cincinnati region, and we are pleased to add this strategically located asset to our growing portfolio."
Frank Roti, Brett Rodgers and Thomas Heitzman, investment specialists in Marcus & Millichap's Chicago Downtown office, in association with Michael Glass, Marcus & Millichap's Ohio broker of record, had the exclusive listing to market the property on behalf of the seller and procured the buyer.
The property was acquired through Flagship's private real estate investment trust, Flagship Healthcare Trust (Flagship REIT). Flagship will also provide property management and asset management services for the property.
