This loan was a foreclosure bailout that paid off an existing first mortgage and condominium association liens that were in active foreclosure.
The borrower had substantial equity in the unit but no path to a conventional refinance while the foreclosure actions were pending. The borrower came to QuickLiquidity because it is an asset-based lender that underwrites the strength of the collateral rather than the borrower's current situation.

Proceeds paid off the foreclosing first mortgage holder, satisfied the association's liens, and funded a 6-month interest reserve. The loan is a 12-month interest-only first mortgage with two six-month extension options, giving the borrower ample time to sell the unit or arrange permanent financing.
The loan closed in roughly two weeks from a signed term sheet, with no credit check.
