MTVH secures Barnet’s first Key Worker Living Rent Homes

30 October 2026

Summary: MTVH acquires Barnet's first Key Worker Living Rent homes at Hendon Waterside.

We have completed the purchase of 56 homes at Hendon Waterside, which will become the first homes in Barnet to be made available through the Mayor of London's Key Worker Living Rent programme.

The completed one, two and three-bedroom homes will provide genuinely affordable rented housing for London's key workers.

We acquired the properties from Barratt Metropolitan Limited Liability Partnership, our joint venture with Barratt London, which is delivering the long-term regeneration of Hendon Waterside.

The homes will add to the affordable housing already being delivered at Hendon Waterside. More than 2,200 new homes, including affordable and private sale homes, are being provided as part of the regeneration, alongside parks, children's play areas and a community centre.

Key Worker Living Rent provides an affordable housing option for key workers and other middle-income Londoners who are struggling to find a home they can afford in the private rented sector.

This will be the second collection of Key Worker Living Rent homes delivered by MTVH, following our acquisition of 91 homes at Clapham Park in Lambeth earlier this year.

We completed the purchase within two months, enabling us to secure grant funding through the Greater London Authority's 2021-26 Affordable Homes Programme.

Guy Burnett, MTVH Executive Director of Development, said:

"Far too many of the key workers London relies on struggle to find a good-quality home they can afford near where they work.

"We're delighted that these 56 homes, originally intended for market sale, will now provide genuinely affordable rented homes for key workers and bring Key Worker Living Rent to Barnet for the first time.

"This is a strong example of what can be achieved through partnership working, and we look forward to welcoming residents to their new homes."

Paul Muldowney, Managing Director at Barratt London, said:

"Barratt London and MTVH have been long-standing partners at Hendon Waterside, with this latest deal demonstrating how homebuilders and housing associations can work together to deliver much-needed affordable homes for London.

"This provision of homes for key workers will make a meaningful difference while continuing to support the creation of an inclusive community at Hendon Waterside."

About Key Worker Living Rent

Key Worker Living Rent is designed to support Londoners who live or work in the capital, have a household income of £75,000 or less, do not own another home and are unable to buy a suitable home locally. Key workers are given priority when the homes are first marketed.

Rents, including service charges, will be set using benchmarks established by the Mayor of London and based on 40% of the average net household incomes of London's key workers.

About Hendon Waterside

The regeneration of Hendon Waterside began in 2010 and is being delivered through Barratt Metropolitan Limited Liability Partnership, our joint venture with Barratt London.

The programme consists of six phases and will provide more than 2,200 homes when complete, around 28% of which will be affordable. Phases 1 to 4 are complete, with the 56 Key Worker Living Rent homes forming part of Phase 5.
