Chino Hills, CA and Conshohocken, PA- Stockdale Capital Partners ("Stockdale"), together with funds managed by Hamilton Lane (Nasdaq: HLNE), have acquired The Shoppes at Chino Hills, a 378,140-square-foot open-air lifestyle center in the Southern California community of Chino Hills. The acquisition was led by Stockdale, with Hamilton Lane as a co-investor, and reflects the firm's continued conviction in high-quality retail destinations located in high-growth markets with opportunities for long-term value creation.
The Shoppes at Chino Hills is a dominant regional retail destination situated in one of the fastest-growing trade areas in the Inland Empire, a metropolitan area 35 miles east of Downtown Los Angeles with a population of more than 4.7 million. Designed as a walkable, open-air environment, the property functions as a true community gathering place, offering amenities such as a central promenade, seasonal events, farmers markets, and family-oriented programming.
"The Shoppes at Chino Hills represents an opportunity to acquire a true 'Main Street' retail environment in one of Southern California's most desirable and supply-constrained submarkets," said Bastian Peters, who along with Jeff Bhathal, heads Stockdale's retail platform. "With its strong demographics, experiential tenant mix, and embedded growth potential, the property aligns perfectly with our strategy of acquiring high-quality retail destinations where we can unlock additional value."
"We view Chino Hills as one of the most compelling retail markets in Southern California," added Bhathal. "Supported by exceptional demographics and the rapid growth occurring throughout Chino Hills, we see a significant opportunity to attract nationally recognized retailers, restaurants, and experiential concepts that are currently underrepresented in the market. Our goal is to build upon the property's strong foundation and further establish The Shoppes at Chino Hills as the region's premier lifestyle destination."
Scott Davies, Co-Head of Real Estate at Hamilton Lane, added, "We believe the retail sector can present a compelling investment opportunity in today's market, driven by limited supply and strong demand from both consumers and retailers. The presence of a leading grocery anchor, combined with the potential to enhance a value-add open-air center, creates the type of attractive, risk-adjusted investment we are focused on in the current environment."
Open-air retail centers have demonstrated remarkable resilience in recent years as consumers continue to gravitate toward accessible, convenience-driven environments where shopping, dining, entertainment, and community experiences intersect. Retailers have increasingly prioritized high-performing lifestyle centers that deliver strong daily visitation, meaningful customer engagement, and long-term market relevance.
"This shift has created a highly competitive leasing landscape, with brands prioritizing high-traffic, necessity-based and lifestyle-oriented centers that consistently deliver strong daily visits and long-term customer engagement," said Bhathal.
Stockdale has been an active investor in retail real estate over the past several years with high ambitions to continue growing its retail platform, targeting high-quality assets where it can drive value through repositioning, lease-up and experiential enhancements.
Stockdale plans to actively invest in the community and property. As part of this next chapter, the property will be renamed The Shops at Chino Hills, with additional plans for its rebranding, remerchandising, and repositioning strategy to be shared in the coming months.
The property was marketed for sale by the CBRE team of Jimmy Slusher, Mark Damiani, James Tyrrell, and Shaya Northrup out of the firm's Irvine, CA office.
