JLL closes sale of Kansas City Light Industrial Portfolio

CHICAGO, Sept. 18, 2025 - JLL Capital Markets announced today the sale of the Kansas City Light Industrial Portfolio, a collection of seven light industrial assets totaling 624,784 square feet located across three established business parks in Johnson County, Kansas.

JLL represented the seller, Clarion Partners, in the sale to L&B Realty Advisors and Block Real Estate.

The portfolio consists of properties in the Switzer, Westbrook and Brookhollow business parks, all positioned directly off Interstate 35 within four miles of the I-35/I-435 interchange and 12 miles from downtown Kansas City. This prime location provides exceptional access to the Kansas City metropolitan area's dense labor pools and transportation networks, while benefiting from Johnson County's pro-business environment and educated workforce.

Built between 1979 and 2001, the seven properties within the portfolio range from 35,901 square feet to 155,213 square feet. The assets feature functional industrial product with an average clear height of 23 feet and offer both multi-tenant and single-tenant formats across 26 total suites. With average unit sizes of approximately 25,000 square feet, the portfolio caters to a wide range of tenant requirements from small businesses to major corporations.

The portfolio is currently 87.3 percent occupied, serving a diverse tenant base, including healthcare providers, manufacturing companies, distribution operations and professional services firms. Notable tenants include Manna Pro Products, HCA Healthcare, University of Kansas Hospital Authority, Siemens Corporation and Temp-Con.
