REQUEST: A Conditional Use Permit and Architectural and Site Plan Reviews to allow a private transportation facility on two separate lots. Location 1 at 365 West "G" Street is proposing 16 bus parking spaces, 8 vehicular parking spaces, existing 3,314 square feet office building on a lot measuring approximately 42,000 square feet within the I-P (Industrial Park) Zone; Location 2 at 329-331 West "F" Street is proposing a new bus garage maintenance bay with a new 2,655 square-foot garage building, a new 664 square-foot office building, 3 bus parking spaces, 6 vehicular spaces, and new trash enclosure on a lot measuring approximately 18,750 square feet located within an I-P (Industrial Park) Zone, and a Major Certificate of Appropriateness for both locations within the Citrus Park Historic District.

ENVIRONMENTAL DETERMINATION: Staff analyzed the proposal for California Environmental Quality Act (CEQA) compliance. Pursuant to the California Environmental Quality Act (CEQA) Guidelines, the project is categorically exempt from CEQA under Class 32 In-Fill Development Projects (CEQA Guidelines No.15332).

STAFF RECOMMENDATION Staff recommends that the Planning Commission approve the Conditional Use Permit, Architectural & Site Plan Review and Major Certificate of Appropriateness through the adoption of the attached Resolution titled:

R-18-25 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF COLTON APPROVING A CONDITIONAL USE PERMIT, ARCHITECTURAL & SITE PLAN REVIEW AND A MAJOR CERTIFICATE OF APPROPRIATENESS TO ALLOW A PRIVATE TRANSPORTATION FACILITY ON TWO SEPARATE LOTS: LOCATION 1 (FILE INDEX NO.
