JLL arranges $32.5M sale of Village at Lee Branch Phase II in Birmingham

ATLANTA, Oct. 29, 2026 - JLL Capital Markets announced today that it arranged the $32.5 million sale of Village at Lee Branch Phase II, a 223,300-square-foot retail center located at 1201 Doug Baker Blvd. in Birmingham, Alabama.

JLL represented the seller, Cygnus Capital, in the transaction. Hackney Real Estate Partners acquired the asset.

Village at Lee Branch Phase II was 83% leased at the time of sale and is anchored by Onelife Fitness, Hobby Lobby, and Dollar Tree, alongside a complementary mix of restaurant, health and wellness and service-oriented shop tenants. Since the announcement of Onelife Fitness, there has been robust tenant demand, and the property includes approximately 38,000 square feet of remaining vacancy, allowing for continued value-creation potential.

The property is strategically positioned within Meadowbrook and sits along US-280, one of Birmingham's most affluent submarkets and premier retail destinations. The center also benefits from its location adjacent to Village at Lee Branch Phase I, a grocery-anchored shopping center that enhances daily consumer traffic and reinforces the property's role as a regional retail destination.

The JLL Capital Markets team was led by Managing Director Brad Buchanan, Senior Managing Director Jim Hamilton and Vice President Anton Serafini.
