Historic L&C Tower Builds Leasing Momentum with Nearly 30,000 Square Feet of Recent Activity

Nashville, Tenn. (Oct. 8, 2026) - Nearly 30,000 square feet of recent leasing at the historic L&C Tower, including two new leases, underscores continued momentum at the downtown landmark and demand for well-positioned, amenity-rich office space.

The ownership group of Torose Equities, Tricera Capital, and Merrimac Ventures completed the leasing activity at L&C Tower, located at 401 Church Street in the heart of downtown Nashville. The transactions include new leases with Nonstop Financial and Franklin Street. Foundry Commercial serves as the exclusive leasing agent for the property.

Recent activity at L&C Tower reflects continued leasing momentum supported by strategic reinvestment and the property's combination of historic character, modern amenities and a prime downtown location.

The approximately 280,000-square-foot L&C Tower and Annex occupy one of downtown Nashville's most recognizable addresses just blocks from Broadway and the Ryman Auditorium. Completed in 1957 as Nashville's first true skyscraper and, at the time, the tallest building in the Southeast, the historic property combines distinctive architecture with modern amenities, including a complimentary conference center and tenant lounge on the 30th floor, an observation deck for tenant events, recently upgraded fitness center, onsite dining at Deacon's New South and Ophelia's Lounge, and newly constructed spec suites. The tower's compact floor plates also create something rare downtown: full-floor identity, including signage and a private elevator lobby.

Nonstop Financial entered the Nashville market with its new office at L&C Tower and took occupancy on June 1. Franklin Street relocated its Nashville office within downtown, occupying its new space on July 1. Foundry Commercial Partner Shelby Hall and Senior Vice President Dan Bauchiero represented ownership in each transaction.

"These recent transactions reinforce the appeal of L&C Tower and the experience it offers tenants," said Shelby Hall. "Companies value authentic, well-located office environments that offer character, convenience, and a true downtown experience. L&C Tower has continued to evolve while preserving the history that makes it one of Nashville's most iconic buildings, and we're excited to welcome these outstanding tenants."

Following the recent leasing activity, L&C Tower continues to offer office suites ranging from 2,749 to 18,304 square feet, providing opportunities for companies of varying sizes to establish a presence in a genuine downtown landmark. Available spaces include move-in-ready spec suites, distinctive historic architecture, modern amenities, and walkable access to restaurants, entertainment, and business destinations - all within a premier downtown location.
