Broomfield Assessor to Mail 2025 Notice of Property Valuations

The City and County of Broomfield's Assessor will mail out the Notice of Valuations for real property to Broomfield property owners on May 1. Similar to the Denver metropolitan area, residential properties in Broomfield experienced a flat market for this reappraisal cycle.

For 2025, the Broomfield Assessor is launching an online appeal portal, which can be found at Broomfield.org/AppealInformation, and includes a guided process with neighborhood sales maps and the ability to upload supporting documents. There will also be a step-by-step instructional document provided to help residents easily make the transition to this preferred method for filing an appeal with the City and County of Broomfield.

"The City and County of Broomfield experienced a flat market in residential valuations due to a weaker real estate market. Property owners should review their Notice of Valuations as soon as they are received and contact the Assessor's Office with any questions," said Jay Yamashita, City and County of Broomfield Assessor. "We are happy to provide a new online appeal portal, available May 1, to make it easier for our residents to submit an appeal of their valuation."

According to Colorado statute, real property in the state is revalued every two years in odd-numbered years. The 2025 property valuations are based on observed transactions and market conditions from July 1, 2022 through June 30, 2024. Broomfield property owners are encouraged to visit the Assessor's website to research sales that occurred in their area during the statutory timeframe, and if they feel the value is in error, an appeal can be filed between May 1 and June 8, 2025.

Certified property values are one part of a three-part equation to determine property taxes. The assessment rate, determined by the state legislature, and the tax rate (or mill levy), set by the various taxing authorities. These are the other core components of determining property taxes. Property owners will not know the amount of their property taxes are due in 2026 until the end of the year, when both the tax rate and the assessment rate are set for each county.
