Transwestern Investments Sells Copper Point Medical Outpatient Facility in Gilbert, Arizona
Disposition concludes successful lease-up and stabilization strategy
(JUNE 17, 2026 - PHOENIX) - Transwestern Investments announces the sale of Copper Point, a 93,262-square-foot medical outpatient facility located at 3530 South Val Vista Drive in Gilbert, Arizona.
Transwestern acquired the property in April 2025 through a joint venture with RX Health & Science Trust (RXHST). During ownership, the partnership brought the building to full occupancy, completed capital improvements and improved operating efficiencies, positioning the building for disposition. Copper Point is anchored by City of Hope and features a diverse roster of healthcare providers, including Prosano Health, an affiliate of Blue Cross Blue Shield of Arizona, and Phoenix Children's Hospital.
"The successful sale of Copper Point reflects continued demand for high-quality medical outpatient assets in leading healthcare markets," said Jim Elsener, Director of Asset Management at Transwestern Investments. "The property's strategic location, tenant roster and improved operating performance attracted broad buyer interest and contributed to a successful transaction."
Located in Phoenix's East Valley, Gilbert is one of the region's largest medical outpatient submarkets, comprising approximately 1.8 million square feet of the East Valley's 6.2 million-square-foot inventory. The East Valley accounts for approximately 25% of the region's total medical outpatient space.
