Know your fair housing obligations before a complaint lands on your desk

California rental housing providers can build a working foundation in state fair housing law through a one-hour webinar the California Apartment Association is offering April 29, timed to National Fair Housing Month.

California's fair housing laws are among the most comprehensive in the nation, exceed federal requirements, and continue to evolve - making compliance a moving target even for experienced landlords. The webinar, "California Fair Housing in a Nutshell," is designed to introduce core principles and help providers identify common compliance risks before they become legal problems.

What the webinar covers

Topics include the full range of protected characteristics under California law - including lesser-known protections such as source of income and veteran or military status - as well as how the law applies to both intentional discrimination and neutral policies that may have an unintended discriminatory effect.

The session also addresses the reasonable accommodation process and common policies that can create fair housing exposure, such as occupancy standards, rules affecting children, criminal background screening, and refusals to rent to Section 8 recipients.

The webinar is not exhaustive but is structured to give providers a practical foundation and prepare them for more advanced, issue-specific training.

Whitney Prout, CAA's executive vice president of legal affairs, and Heidi Palutke, CAA's education, policy and compliance counsel, will lead the session.

Registration and pricing

The live webinar is $45 for CAA members and $85 for non-members. A live-plus-on-demand option is available for $55 for members and $95 for non-members. The session qualifies for one unit of CCRM continuing education credit for current certified members.
