WASHINGTON, D.C., Oct. 29, 2026 - JLL Capital Markets announced today that it arranged the sale of a 629,018-square-foot Class A industrial facility located at 220 Centreport Parkway in Stafford, Virginia.
JLL represented the seller, Peterson Companies, in the transaction. Working on behalf of the buyer, JLL also arranged an acquisition loan.
Completed in 2022 on approximately 81.8 acres, the property is a state-of-the-art inbound cross-dock facility that is 100% leased to Amazon. The build-to-suit asset features 36-foot clear heights, 132 dock-high doors, four drive-in doors, 702 trailer parking spaces, 1,002 employee parking spaces and significant power capacity supporting large-scale distribution operations. The property represents one of only two inbound cross-dock facilities of its type in the Mid-Atlantic region for Amazon, serving an extensive distribution network.
Located immediately adjacent to Interstate 95 and Route 1, the property sits along the strategically important Washington, D.C.-Richmond corridor, providing connectivity to major East Coast population centers. The facility is positioned 50 minutes from downtown Washington, D.C., 55 minutes from Richmond and just over two hours from the Port of Virginia. The location also offers access to Ronald Reagan National Airport in 45 minutes and Dulles International Airport in 55 minutes, supporting multimodal freight operations.
The property is part of Northern Virginia Gateway, a 270-acre, 1.7 million-square-foot logistics and business campus developed by Peterson Companies. The campus is home to major distribution, transportation and technology-related users, reinforcing its strategic position along the East Coast's transportation network. Peterson's vision for Northern Virginia Gateway was to pioneer an institutional-grade commercial hub benefiting from Stafford County's business friendly environment while serving as an economic engine for the local community. The campus has generated thousands of local jobs while delivering economic benefit to the county through ongoing operations, property tax contributions and the multiplier effects of large-scale logistics industrial and technology activity.
The JLL Investment Sales and Advisory team was led by Senior Managing Director Bill Prutting, Senior Director Craig Childs and Director Ginna Wallace. JLL's Debt Advisory team was led by Managing Directors Chris Hew and Robert Carey, who arranged acquisition financing for the buyer. JLL Derivatives advised the borrower with respect to an interest rate hedge.
"The Mid-Atlantic corridor between Washington, D.C., and Richmond continues to attract significant institutional capital as investors recognize the region's strategic importance to national supply chain networks," said Prutting. "Dense population centers and billions in transportation infrastructure investments have created exceptional fundamentals that position well-located, credit-leased industrial assets for sustained long-term performance."
