22,000 SQUARE FOOT FACILITY AVAILABLE AT PORT BIENVILLE

BAY ST LOUIS, MISS: Hancock County Port and Harbor Commission (HCPHC) recently acquired the former Solvay property, an industrial site located on Webre Road within Port Bienville Industrial Park. This acquisition expands HCPHC's portfolio of available properties for new and expanding businesses.

The property sits on 17 acres and features over 22,000 square feet of heated and cooled buildings. The main building complex consists of three connected structures totaling 10,000 square feet. Additionally, the site includes a 7,500-square-foot factory area, a 1,800-square-foot warehouse, an 800-square-foot storage area, and a 2,400-square-foot warehouse.

The facility also offers 2,400 square feet of office space, including three executive offices, a kitchen, and a break room. Constructed in 2004, the buildings feature brick veneer and corrugated metal exteriors with 6-inch to 8-inch concrete slabs throughout. The property is fenced with an electric security gate and features ample paved parking, along with undeveloped land for future expansion.

Located within the 3,600-acre Port Bienville Industrial Park, the site located on Webre Road has proximity to water access with docks on 12-foot draft industrial canals for barge operations and opportunities to partner with Port Bienville Shortline Railroad. The property is conveniently situated seven miles from Interstate 10 and twelve miles from Interstates 12 and 59, ensuring excellent connectivity for logistics and distribution.

"HCPHC is excited to acquire this property after sitting dormant for the last fifteen years. Just as we did with the former Manufab property over the last few years attracting Point 8 Power, we intend to rehab this facility and work to bring new investment and jobs to this facility and Port Bienville."

- Blaine LaFontaine, Executive Director of Hancock County Port and Harbor Commission.

HCPHC is actively marketing this property for prospective tenants, seeking businesses that can leverage the property's features and the logistical advantages offered by Port Bienville.
