SPRINGFIELD, Va. (July 27, 2026) - Atapco Properties is pleased to announce the acquisition of a 9.5-acre urban infill site in Springfield, Virginia, where the company plans to develop Virginia 95 Logistics, a new Class A industrial facility totaling 146,425 square feet.
The property, located on Boston Boulevard within Virginia 95 Business Park, currently houses two vacant two-story office buildings that will be demolished to make way for the new development. The site is positioned at the end of a cul-de-sac and offers exceptional access to major transportation corridors, including Fairfax County Parkway, approximately one mile west of Interstate 95 and four miles south of Interstate 495.
"The acquisition of this site represents an important milestone in our continued investment in strategically located industrial assets throughout the region," said Kristina Moore, Vice President of Development at Atapco Properties. "With direct access to the I-95 corridor and close proximity to Washington, D.C., this location is ideally suited for a Class A warehouse facility that will meet the growing demand for high-quality logistics and distribution space. We look forward to delivering a modern, efficient development that supports our tenants' operational needs while contributing to the region's economic growth."
Designed as a Class A warehouse facility, Virginia 95 Logistics will feature rear-load functionality, 32-foot clear heights, 43 dock door positions, one drive-in door, and 19 trailer parking spaces. The project will also include up to 132 automobile parking spaces to support tenant operations and employee needs.
Atapco Properties expects to begin demolition of the existing office buildings in Fall 2026, with construction commencing shortly thereafter. The project is scheduled for delivery end of Q4
2027. Virginia 95 Logistics will be developed through a joint venture between Atapco Properties and Ausblick Development.
