Johnson County residents to receive Notices of Appraised Value this week

This week, residential and commercial property owners in Johnson County will begin receiving annual notices in the mail detailing the value of their property from the County Appraiser.

More than 220,000 Notices of Appraised Value will be mailed beginning on Wednesday, Feb. 25. These notices are not a tax bill. Property tax rates are set by governments including cities, the county, school districts and the state.

The notices include information about the property's appraised value for the current and previous year, along with actual sales data on property that was considered in the valuation of the property. The appraisal process is set by Kansas law. Property values can fluctuate based on property improvements or sales in the neighborhood.

Property owners can view additional information about the notices at jocogov.org/notices-appraised-value.

"Valuing property accurately and fairly is one of the essential duties of the Appraiser's Office," said Johnson County Appraiser Carolyn Logan. "We want to ensure residents are watching their mailboxes for these notices, and if they have questions after receiving them, I encourage them to visit our website and learn more about the entire process."

How to appeal property valuations

Each mailing also includes a form that residents can fill out if they would like to appeal their property valuation. They also may scan the QR code on the notice to file an appeal online.

Property owners have two options to appeal:

  • Informal appeal: property owners either fill out the back of their Notice of Appraised Value or submit an informal appeal application online through appealportal.jocogov.org. This must be done by March 27.
  • Payment under protest: this is done when paying property taxes in the late spring or fall.

Property owners may choose one form of appeal or the other, but not both.
