By Julian Nazar July 22, 2026 12:55 PM EDT A Midtown property owner has received close to $100 million in financing for a three-building office portfolio in a trendy Manhattan neighborhood.
GFP Real Estate has secured a $95 million bridge loan from Bank of New York Mellon for 740 Broadway, 10 Astor Place and 440 Lafayette St. in NoHo, the developer announced Wednesday.
The three neighboring properties span roughly 372,000 square feet overall and are 100% leased. Recent deals include coworking firm The Malin taking 19,400 square feet at 10 Astor Place and software company Watershed Technology taking approximately 15,200 square feet at 440 Lafayette St.
BNY's bridge loan is for three years with an option for a one-year extension. The global financial services company declined to comment on the deal.
GFP Real Estate chairman and CEO Jeff Gural said in a statement that the refinancing "reflects our long-term conviction in both these properties and the NoHo market." A representative for the company did not respond to a question by press time about what specifically GFP will do with the $95 million.
Newmark's Paul Talbot arranged the financing on behalf of GFP Real Estate. He said lenders were interested in the properties due to their "premier NoHo location, strong occupancy, consistent leasing momentum and experienced ownership."
