Dentons has advised Stena Real Estate, a Swedish real estate company on the acquisition of two buildings of the High5ive office complex in Kraków from the Scandinavian fund Niam. The acquired properties will enhance the company's existing portfolio, which already includes another building of the same complex, acquired from Skanska Property Poland in May 2022.
Currently, Stena Real Estate owns six office buildings in Poland: Spark B and Studio B in Warsaw, Centrum Południe in Wrocław, and three buildings of the High5ive complex in Kraków. With the latest transaction, the investor has reached 100,000 sqm of gross leasable area (GLA) of office space, further strengthening its presence in the Polish regional markets.
The High5ive complex in Kraków comprises five modern office buildings with a total GLA of 70,000 sq. m. and is located right next to the Main Railway Station, Galeria Krakowska shopping mall, and the historic city center. The acquired buildings offer 23,600 sq m of GLA and are fully commercialized. LEED Platinum certification confirms the high standard of sustainable development and long-term investment value of the office buildings.
This is another transaction involving the High5ive complex, which Dentons' Real Estate team in Warsaw provide legal advice on. Between 2018 and 2022, we advised Skanska on the sale of all five phases of the High5ive investment, including the sale of two buildings to the Niam fund, as part of a portfolio transaction that also included office buildings in Łódź and Wrocław.
