RICHARDSON, Texas, Aug. 11, 2026 -
Marcus & Millichap (NYSE: MMI), a leading commercial real estate brokerage firm specializing in investment sales, financing, research and advisory services, announced today the sale of Baybury Square Shopping Center, a 51,542-square-foot retail portfolio.
"This transaction highlights continued investor demand for well-located urban infill value-add retail assets in the Dallas-Fort Worth Metroplex," said Philip Levy, executive managing director investments. "Richardson remains one of the region's strongest infill submarkets, where buyers continue to pursue retail properties with opportunities to create value through active leasing, repositioning and long-term redevelopment."
Levy and Scott Abeel, investment specialists in Marcus & Millichap's Dallas office, exclusively marketed the property on behalf of the seller, an out-of-state private investor, and procured the buyer, a local real estate developer.
The property is located at 900 E. Belt Line Rd. Built in 1966, the portfolio includes two multi-tenant shopping centers and two freestanding buildings situated on 10.88 acres. At the time of sale, the property was approximately 64% occupied and offered opportunities to increase value through lease-up, lease restructuring and long-term redevelopment. The buyer plans to reposition the portfolio by leasing vacant space, enhancing the tenant mix and evaluating future redevelopment opportunities.
