JLL arranges $55.7M in financing for newly built Tampa office tower

TAMPA, July 29, 2026 - JLL Capital Markets announced today that it has arranged $55.7 million in financing for 143,354 square feet of office and retail space at Midtown East, an 18-story, 432,000 square foot tower in Tampa's thriving Midtown district.

JLL worked on behalf of the borrower, a 50/50 joint venture between Highwoods Properties and The Bromley Companies, to secure the loan through Valley Bank.

Located within the 22-acre Midtown Tampa District, Midtown East is a mixed-use environment comprising over 200,000 square feet of walkable retail - including Whole Foods Market, REI, Shake Shack and True Food Kitchen - alongside nearly 700 apartment units, an Aloft/Element hotel and three Class A office buildings totaling 650,000 square feet. Positioned near Tampa International Airport and surrounded by some of Tampa Bay's most sought-after residential neighborhoods, Midtown Tampa has established itself as the region's preeminent live-work-play destination.

Delivered in April 2025 as the third and final office tower in the Midtown Tampa development, Midtown East is an 18-story modern trophy asset featuring floor-to-ceiling glass, covered balconies, high-speed destination elevators and a dedicated ground-floor retail component ideally suited for a future restaurant. The property is also pursuing multiple green building certifications including LEED, Fitwel and Energy Star. The property offers tenants unmatched access to the district's vibrant amenity base and on-site programming, including weekly wellness classes, seasonal farmers markets and outdoor events that drive consistent foot traffic and community engagement.

The office floors owned by the borrower at Midtown East achieved 100% leased occupancy in less than one year, attracting a diverse roster of tenants across professional services, technology, staffing, real estate, and insurance sectors. This rapid lease-up reflects strong demand for quality office space within Tampa's supply-constrained Westshore submarket, where trophy and Class A properties continue to capture the majority of leasing activity. Tampa Electric Company, a subsidiary of TECO Energy, owns 11 floors of the building as its corporate headquarters.

The JLL Debt Advisory team representing the borrower was led by Senior Managing Directors Ed Coco, Evan Pariser and Lee Weaver and Managing Director Matt Casey.
