City Of Las Vegas Offers Major Development Opportunity
Request For Proposals To Develop 11 Acres In The Heart Of Downtown Las Vegas
The city of Las Vegas is seeking a developer for approximately 11 acres in the heart of downtown Las Vegas with a Las Vegas Boulevard address. This opportunity is the chance to build an iconic development within walking distance of The Fremont Steet Experience, the Fremont East Entertainment District and the National Museum of Organized Crime and Law Enforcement, better known as the Mob Museum.
Downtown Las Vegas is where the city began, and today it welcomes more than 26 million visitors a year who want to experience the vintage Vegas vibe and the authentic core of the city. Downtown features unique and popular neighborhoods, such as the 18b Las Vegas Arts District, Symphony Park, the Historic Westside and the Las Vegas Medical District. It is home to attractions like The Smith Center for the Performing Arts, the Neon Museum, the DISCOVERY Children's Museum, the Las Vegas North Premium Outlets, the Cleveland Clinic Lou Ruvo Center for Brain Health and The World Market Center. Symphony Park is also the future home of the world-class Las Vegas Museum of Art.
The site is bounded by Las Vegas Boulevard to the west, Ogden Avenue to the south, the alley between Seventh and Eighth streets to the east and U.S. 95/Interstate 11 to the north. To view the Request For Proposals, visit the city website.

"The assemblage presents an opportunity for a visionary developer to impact the landscape of Las Vegas. A blank slate with a Las Vegas Boulevard address is not something that comes along every day, and I'm excited to see the next chapter of our city developed."
Desired uses include, but are not limited to, hospitality, entertainment, professional sports, residential, office and green space with a civic/public safety component. The city would like to see architectural elements that draw people into the development from the surrounding amenities and create a presence on Las Vegas Boulevard. The site is located within the city's redevelopment area and is eligible for New Market Tax Credits.
The site has easy access to the freeway with on- and off-ramps adjacent. Less than a mile from the site to the north, a new residential development is planned on the Cashman Field and Grant Sawyer sites, where more than 1,000 new homes will be constructed. Downtown Las Vegas is experiencing a resurgence fueled by significant public and private investment, new luxury and market-rate multifamily developments, hospitality, cultural anchors and job growth.
The selected developer will enter into a Disposition and Development Agreement with the city for the project. The submittal deadline is 5 p.m. Wednesday Dec. 16, 2026, and proposals should be submitted electronically to [email protected].
