Newmark announces the Company has arranged the $6 million sale of Superstition Springs Plaza, a 12,068-square-foot neighborhood retail center located at 6736 E. Baseline Road in Mesa, Arizona.
Newmark Senior Managing Directors Steve Julius and Jesse Goldsmith and Director Chase Dorsett represented the buyer, Shannon Waltchack Neighborhood Centers IV (SWNC IV), a Birmingham, Alabama-based investment firm managing its fourth investment fund, which is partially capitalized by institutional investors. The transaction marks the buyer's first acquisition in Arizona and a milestone in its continued expansion strategy across the Sun Belt - SWNC IV had been actively pursuing opportunities in Arizona for more than three years.
Positioned on a hard corner with street frontage, Superstition Springs Plaza exemplifies the type of neighborhood retail asset that has become increasingly sought after by national investors seeking stable cash flow and long-term growth potential in high-performing suburban markets. Notably, the property was never formally marketed for sale. The transaction resulted from Newmark's direct outreach to ownership, creating an exclusive off-market opportunity for the buyer.
"After searching for the right Arizona investment for several years, our client was disciplined in waiting for an asset that aligned with its strategy," said Julius. "Superstition Springs Plaza checked all the boxes, from its Mesa location and visibility to the quality of the retail fundamentals surrounding the property."
He continued, "This acquisition reflects the continued appeal of well-located neighborhood retail centers in Greater Phoenix. Investors from across the country remain attracted to the region's population growth, economic expansion and strong retail fundamentals, and we're pleased to help our client establish its presence in Arizona with this strategic investment."
"Looking back, I only wish we'd started pursuing opportunities here five years ago, but we're here now and looking for more," said Derek Waltchack, Partner at Shannon Waltchack. "Superstition Springs Plaza offers a strong mix of service-oriented tenants in a well-established retail corridor, making it an excellent long-term addition to our portfolio."
Waltchack added, "Jesse Goldsmith and the Newmark team were outstanding advisors throughout the transaction. Their market knowledge and professionalism helped make this a smooth and successful acquisition."
