Apricus Realty Capital Acquires Industrial Outdoor Storage Facility in La Porte

LA PORTE, TEXAS (Oct. 28, 2026) - Dallas-based Apricus Realty Capital, a leading real estate investment firm specializing in industrial outdoor storage assets (IOS), acquired a fully leased IOS property featuring crane-served warehouse and office space on 1.43 acres at 2225 Sens Road in La Porte, Texas, about 25 miles east of Houston.

With 16,500 square feet of improvements on site, this acquisition expands the Apricus portfolio and adds a property serving the region's petrochemical and refining industries. Located near Texas State Highways 225 and 146, the property is less than a 10-minute drive from Barbours Cut Container Terminal and the Union Pacific Strang Yard Terminal. The facility features two drive-in doors, two-story office space and outdoor storage areas for trucks and industrial equipment.

The property is fully leased to Sage Envirotech, a provider of industrial cleaning, environmental services and waste management solutions. The location serves as a hub for the company's Texas operations, supporting truck parking, equipment storage and back-office functions.

Apricus acquired the property in partnership with ABR Capital Partners, continuing the firm's programmatic joint venture targeting IOS and infill industrial aggregation.

"2225 Sens Road combines the location and operating capabilities we seek in IOS investments," said Apricus Senior Vice President Garrett Marler. "Its access to the Houston Ship Channel's industrial corridor and nearby transportation infrastructure makes it an important operating location for a tenant serving the petrochemical and refining industries."

Apricus Vice President Cort Martin added that "this acquisition reflects our commitment to properties that businesses depend on to support their daily operations. We continue to build our portfolio of well-located IOS assets in major growth markets, including Houston, where industrial activity supports demand for functional warehouse and outdoor storage facilities."

Apricus' recent Texas acquisitions include 11403 N. Houston Rosslyn Road in Northwest Houston, 6110 Chippewa Drive in Dallas and 8799 Crownhill in San Antonio. The firm acquires IOS properties serving infrastructure, energy, utility, logistics, building products and equipment-related users.
