More than 222,000 Notices of Appraised Value are being mailed to Johnson County property owners, detailing changes in property values for this year. County Appraiser Carolyn Logan will present property revaluation trend updates to the Board of County Commissioners at its regularly scheduled meeting on Thursday, Feb. 26.
This year's report indicates a continuation of healthy growth and stability across residential and commercial markets. Total appraised and assessed values across all markets show an increase of approximately 6% for 2026 compared to 2025.
Market trend highlights for 2026 from the Appraiser's report include:
Residential Property Appraised Values
This year approximately 68% of residential property values either increased by 7% or less or experienced a reduction in value.
By state law, property is appraised at fair market value, as it exists on Jan. 1 of each year. Fair market value means the amount that a well-informed buyer is justified in paying and well-informed seller is justified in accepting in an open, competitive market. To achieve compliance with state law, the County Appraiser must appraise homes within 90-110% of sale prices in the county.
This year, the average value of a home in Johnson County is $536,000; the average selling price of new and existing homes in 2025 was $583,000. Notably, 2026 reporting showed a continued trend of declining home stock appraised below $300,000, while the countywide number of homes appraised below $150,000 dropped to 152.
"I'm proud of the continued growth of our county," said Mike Kelly, Chair of the Johnson County Board of County Commissioners. "Johnson County continues to be a desirable place to call home, but we know a purchase price above $500,000 is not attainable for many of our community members."
Kelly added that housing remains an area of particular focus for county leadership. "We are deeply invested in identifying and collaborating with community partners to execute affordable, attainable housing strategies," he said. "As we continue to sustainably grow as a county, our goal remains creating a community that everyone can call home."
Overall Commercial Property Appraised Values
Total 2026 commercial new construction appraisals have stabilized and continue to show steady growth after historic increases in 2025. Reappraisal growth for the commercial property market remained mostly unchanged. However, growth within this market is expected to bear out in future reporting years because of new construction projects supporting a variety of large sports complexes and sports tourism attractions planned or currently underway across the county. New hotels anticipated to open in advance of FIFA World Cup 2026™ also contribute to anticipated future valuation increases.
2026 Notices of Appraised Value
This year's Notices of Appraised Value (NOAVs) were mailed on Feb. 25 to residential and commercial property owners throughout the county.
Homeowners will find on the back of their Notice of Appraised Value (NOAVs) information about the appeal process should they disagree with the appraised value. NOAVs can also be accessed online. An appeals portal is available for property owners to file an online appeal. Learn more at the Appraiser's Office website.
Parts of the county seeing higher increases include parts of Olathe, Shawnee and portions of the northeast parts of the county. View the map below for further details about which parts of the county experienced increases and by how much.
