Positive Declaration, Availability of Draft Scope and Public Scoping Session
Suffolk County - The Town of Brookhaven Town Board, as lead agency, has determined that the proposed Mastic Beach Neighborhood Road Revitalization Area (NRRA) Land Use Plan may have a significant adverse impact on the environment and a Draft Environmental Impact Statement must be prepared. A public scoping session on the Draft Scope will be held on January 16, 2025 at 6:30 p.m. at the Town of Brookhaven, Town Hall, Second Floor, One Independence Hill Farmingville, NY 11738.
The action involves the adoption of the Mastic Beach NRRA Land Use Plan, which incorporates the previously prepared Blight Conditions Study and Urban Renewal Plan for this area, as well as the adoption of the NRRA Zoning Code and Zoning Map Amendments to support the buildout associated with the Conceptual Redevelopment Plan. The Town has entered into a public/private partnership Master Developer Agreement with Mastic Dev. Co. LLC to facilitate investment and redevelopment of the NRRA in accordance with the community's vision. A Conceptual Redevelopment Plan for the approximately 40 acres and 143 parcel redevelopment areas has been prepared by Mastic Dev. Co. LLC in conjunction with the Town. The Conceptual Redevelopment Plan includes a mixed-use downtown area with up to 630 housing units (apartments/condos and townhomes), 130,000 square foot of commercial space, 16,000 square foot of community/civic space, and supporting parking, roadway and sidewalk improvements. The project is located on Neighborhood Road, Commack Road and cross streets, east of Flower Road, and west of West Riviera Drive in Mastic Beach, Town of Brookhaven, New York.
