Orrick advises TwentyTwo Real Estate and Azora Capital on the acquisition of emeis' senior residences business in France

French: Orrick conseille TwentyTwo Real Estate et Azora Capital dans le cadre de l'acquisition de l'activité de résidences seniors d'emeis en France

TwentyTwo Real Estate has partnered with Azora Capital on the acquisition of emeis' senior residences business in France. This transaction, which represents an initial investment of approximately €160 million, is the first investment of TwentyTwo Real Estate's newly launched platform dedicated to senior residences. Les Jardins d'Arcadie, one of France's leading senior housing operators, will manage the residences pursuant to a long-term management contract.

THE COMPANIES

TwentyTwo Real Estate is an independent European real estate investment and management company. Azora Capital is a real asset investment firm, operating across European markets and the United States.

THE IMPACT

This new platform is a strategic extension of TwentyTwo Real Estate's existing residential platform, which already has approximately 17,000 homes across France.

The acquisition includes emeis' entire French senior residences portfolio, comprising 16 recently built assets totaling approximately 1,900 units. The portfolio includes seven residences currently in operation and nine recently delivered and vacant residences.

The transaction is part of TwentyTwo Real Estate's strategy to invest in assets with strong operational leverage in the accommodation sector, combining solid fundamentals with sustainable value creation potential. It also follows on from the group's recent expansion in the healthcare sector, through its commitment to invest in a real estate company dedicated to healthcare assets operated by emeis, representing a portfolio of approximately €1.2 billion.
