Sulo, investment specialist in Marcus & Millichap's Chicago Oak Brook office, in association with Jody McKibben, Marcus & Millichap's Tennessee broker of record, had the exclusive listing to market the property on behalf of the seller, a Tennessee-based developer. The property was purchased by a Tennessee-based buyer completing a 1031 exchange.
The property is situated on 2.67 acres at 216 Town Center Parkway in Spring Hill, about 40 miles south of Nashville. The Learning Zone occupies the 13,718-square-foot property under an absolute net lease with approximately 12.6 years remaining. The lease is backed by corporate guarantees from affiliated entities operating more than 30 locations, as well as a personal guarantee from the company's founder.
