Darien, CT - CoreOne Industrial LLC ("CoreOne"), an industrial real estate investment company headquartered in Darien, CT, has acquired 3405 High Prairie Road in Grand Prairie, TX. The property was acquired vacant and consists of a 32,250-square-foot warehouse situated on 4.29 acres.
Built in 1987, the property features three dock-high doors and one drive-in door. CoreOne plans to reposition the property through targeted capital improvements and lease the currently vacant building.
The acquisition represents a strategic expansion of CoreOne's existing Grand Prairie footprint, as 3405 High Prairie Road is directly contiguous to the company's existing property at 3405 Roy Orr Boulevard. The acquisition creates a larger industrial position in Grand Prairie and provides CoreOne with additional flexibility and long-term optionality across the two neighboring properties.
The acquisition marks CoreOne's fourth investment in the Dallas-Fort Worth market and second in Grand Prairie, further demonstrating the company's continued conviction in the market.
The seller was represented by Steve Koldyke and Brian Gilchrist of CBRE. CoreOne was represented by Caleb McCoy of JLL.
