The Village of Richton Park is seeking proposals from businesses and developers that would like to invest in its Town Center. Three Village-owned properties are available for redevelopment along Inner Sauk Trail through a Request for Proposals (RFP). The properties include two existing building shells and one new construction site. Interested parties can request more information on the RFP properties and process at https://richtonpark.org/towncenter. The deadline for RFP submittals is Tuesday, December 17, 2024.
Proposals will be accepted for each of the three properties individually. The first property is a 4,800 sqft two-story building with two store fronts that is located at 3699 Sauk Trail and would be suitable for office, retail, medical or even mixed-use. 3717A Sauk Trail is a one-story, 2,100 sqft building shell that would be suitable for retail, a small-scale grocer or a restaurant. The final property is a 0.76 acre new construction site suitable for mixed-use, retail and residential.
All three RFP sites are located within 500 yards of the Richton Park Metra Electric Station and are also within walking distance of multiple businesses including restaurants, personal services, child care, dentistry, convenience retail, and entertainment businesses.
Recent investments in the Village span new retail and multifamily construction as well as renovation of multiple existing properties to offer new retail, dining and employment opportunities to residents. Notably, Sweet Vegan Bakes, a new specialty bakery and restaurant at 3721 Sauk Trail will soon hold its grand opening.
The RFP sites are part of the Village's active Town Center redevelopment efforts guided by its 2024 Town Center Plan. There are many active, funded projects that are expected to be completed in 2025 including environmental assessments, new street design and construction of Richton Road, demolition of obsolete buildings and site preparations for future RFPs. The Village also applied for grant funding to design and construct the North Butterfield Creek Multi-Use trail.
The Village will negotiate a Redevelopment Agreement with the selected RFP applicant. The RFP will define the obligations of both the developer and the Village including the terms of sale. A renovation project resulting in reactivation of the entire building or new construction on the vacant site will be an obligation of the developer.
