Marcus & Millichap Arranges Sale of 451-Unit Self-Storage Property in Valley View, Texas

VALLEY VIEW, Texas, Jan. 26, 2026 - Marcus & Millichap (NYSE: MMI), a leading commercial real estate brokerage firm specializing in investment sales, financing, research and advisory services, announced today the sale of a recently constructed self-storage facility, A-Affordable Boat & RV Storage, in North Texas.

Danny Cunningham and Brandon Karr, both senior managing director investments in Marcus & Millichap's Fort Worth office, and Jon Danklefs, managing director investments in the San Antonio office, represented the seller, Ciera Bank, which had foreclosed on the property from the original developer in early 2025.

"When we first brought the asset to market, occupancy was only around twenty percent, which made it a challenging assignment," said Cunningham. "Despite the low physical occupancy, investor interest was strong given the property's location, new construction, and long-term upside. To help facilitate a sale, Ciera Bank was willing to offer financing to qualified buyers. However, the bank ultimately chose to move forward with a local self-storage developer who offered a slightly lower purchase price but was able to close before year-end - a timeline that provided significant benefits to both parties. The transaction went under contract just before Thanksgiving and closed on December 30, 2025."

Cunningham and Karr procured the buyer, a North Texas private investor.

"This was a great outcome for all parties," Cunningham added. "The buyer acquired a high-quality, nearly new facility at a basis well below replacement cost, and the bank was able to conclude the disposition before year-end. It's a testament to what can be achieved when both sides are motivated and collaborative."

Built in 2023, the facility sits on 12.5 acres at 13676 I-35 Frontage Road. It includes 381 covered parking spaces, 29 uncovered spaces, 23 climate-controlled units, 17 non-climate drive-up units and a 720-square-foot apartment across 175,254 rentable square feet.
