DALLAS, TX - The Meritex Company ("Meritex"), in conjunction with Meritex Industrial Fund V, is pleased to announce the acquisition of DFW Trade Centers VIII & IX, a Class A industrial portfolio totaling 411,771 square feet. The two-building property is currently 100% leased to a diverse roster of five tenants, with suite sizes ranging from 19,000 square feet to 120,000 square feet.
Located at 775 and 845 Regent Boulevard, the properties were developed in 2013 and 2015 through a joint venture among Trammell Crow Co., Clarion Partners, and Rosewood Property Co. The portfolio's modern functionality includes 28- to 32-foot clear heights, ESFR sprinkler systems, 96 dock-high doors, and 140-foot truck courts, which are expandable to 190 feet.
International Commerce Park, widely recognized as one of the premier business parks in the Dallas-Fort Worth market, is strategically positioned at the junction of SH-121, SH-114, and Loop 635. The portfolio is located just 1.3 miles north of the north end of Dallas-Fort Worth International Airport, providing exceptional access to regional and national distribution networks. Its central location between the Dallas and Fort Worth urban cores also provides convenient access to two of the region's largest population centers, enhancing connectivity to a deep and diverse labor pool. The buildings are conveniently situated in the Foreign-Trade Zone number 39 within the DFW Airport submarket, offering tenants numerous inventory tax exemptions and savings or elimination of U.S. Customs duties, tariffs, and taxes.

Dustin Volz, Zach Riebe, Stephen Bailey, Travis McEldowney, Dom Espinosa, and Caroline Wilson of Newmark represented the seller in the transaction. Steve Trese, Ahnie Sheehy, and Reid Kennedy of CBRE will oversee leasing efforts, while Holt Lunsford will provide local property management services.
