Premier Fairfield County retail asset anchored by Connecticut's top grocer trades

MORRISTOWN, N.J., Sept. 10, 2026 -  JLL Capital Markets announced today that it has arranged the sale of Main Ave Shopping Plaza, a 156,568-square-foot grocery-anchored shopping center located in Norwalk, Connecticut.

JLL represented the seller, The Prusik Group LLC, in the sale.

Main Avenue Shopping Plaza is strategically located at 380 Main Ave., just three miles from Interstate 95 at the intersection of US Route 7 and the Merritt Parkway. This prime location provides exceptional accessibility and visibility, with over 500 feet of frontage along Main Avenue, where more than 20,000 vehicles pass daily.

Norwalk is one of Fairfield County's most dynamic markets, with a population of 93,007 and strong demographic indicators. The three-mile trade area surrounding the property boasts 79,377 residents, 31,900 households with an average household income of $187,565 and a median home value of $606,144. More than half of residents aged 25 and older hold a bachelor's degree or higher.

The 100% leased shopping center was originally built in 1996 across 16.27 acres, with 550 parking spaces. The property is anchored by Stop & Shop, which operates one of its strongest-performing locations in the Northeast at this site. The 30-year tenant recently renovated its 71,878-square-foot store in 2022. Additional national tenants include Total Wine & More, which operates Connecticut's largest liquor store at this location, Hobby Lobby and Burger King.

The asset is backed by investment-grade credit, with Stop & Shop's lease guaranteed by parent company Ahold Delhaize, which carries a BBB+ rating from S&P. Stop & Shop dominates the Connecticut grocery market with 83 locations statewide, more than twice the store count of its nearest competitor.
