Newmark Arranges Lease for New Learning Center at Former Bellerose Elementary Building

Newmark announces that the firm has arranged a lease for new tenant Variety Child Learning Center at the former Bellerose Elementary School Building, located at 253 Bellerose Avenue in Melville. Newmark Senior Managing Directors Scott Berfas and Dan Oliver represented the landlord, The Northport-East Northport Union Free School District, in the transaction.

The Variety Child Learning Center, a nonprofit organization that provides educational and support services for children with special needs, has signed a long-term lease for approximately 40,000 square feet. Its new Suffolk County location is designed to meet the growing demand for specialized education in the area, and the first classes are scheduled to begin in the fall of 2025.

"This new space will be a vital hub providing essential learning, growth and support services for children with special needs and their families," said Berfas. "The transaction also underscores our team's integrated approach to serving the public, municipal and educational sectors, assisting with implementing strategic real estate plans."

The Bellerose Elementary School was originally constructed in 1966 and has undergone several renovations over the decade. It is well-maintained and situated on a campus setting totaling 15.80 acres. Since the school's closure after the 2021-2022 academic year, the district has sought a new tenant who would benefit the local community. The location offers convenient access, less than a mile from the Village of East Northport and the Northport LIRR Train Station. It is also directly adjacent to the 32-acre Veterans Park, which features turf football fields, baseball fields, playgrounds and a skate park.
