• JLL arranges the sale of the historic 48-room Alexander Inn in Philadelphia's Washington Square West neighborhood
• The acquisition capitalizes on Philadelphia's resilient lodging fundamentals and the property's prime location in walkable Washington Square West, surrounded by the city's acclaimed dining, arts and nightlife scenes
PHILADELPHIA, Nov. 6, 2026 - JLL's Hotels & Hospitality Group announced today it has arranged the sale of the Alexander Inn, a 48-room boutique hotel located at 301 South 12th Street in Philadelphia's vibrant Washington Square West neighborhood.
The seven-story, redbrick building, originally constructed in 1898 and renovated in 1997, features detailed oak wood moldings, marble tile floor patterns, framed artwork and stained glass windows that reflect the property's rich heritage and commitment to preserving the elegant aesthetics of early 20th century architecture. These historic elements provide guests with an immersive experience that seamlessly blends the past with modern comforts.
The hotel offers 48 thoughtfully designed guestrooms in a variety of configurations including double, king and queen rooms, complemented by a warm, inviting lobby bar decorated in a style evoking the great cruise ships of the 1930s. Amenities include complimentary continental breakfast, evening wine and charcuterie receptions, a business center and a fitness center. The property currently operates unencumbered by brand affiliation.
The Alexander Inn benefits from an exceptional location at the intersection of Washington Square West, surrounded by Philadelphia's vibrant dining, nightlife, and arts scenes. The neighborhood is renowned for its trendy shops, acclaimed restaurants and lively nightlife along the 13th Street corridor. Notable cultural attractions within walking distance include the Walnut Street Theatre, America's oldest continuously operating theatre, and numerous art galleries featuring contemporary and traditional fine art. The property sits just half a mile from Independence Hall, a UNESCO World Heritage Site, and the Italian Market, making it an ideal launchpad for urban exploration.
Philadelphia's hospitality sector has demonstrated strong resilience, with the market's revenue per available room aligning with 2019 levels in 2024 for the first time since the pandemic. The city draws 43 million visitors annually and benefits from diverse demand drivers including major sporting venues, renowned academic institutions led by the University of Pennsylvania and Temple University, world-class healthcare facilities and significant convention activity at the Pennsylvania Convention Center.
The JLL Hotels & Hospitality Group team was led by Director Vasilis Halakos.
"This transaction underscores investor appetite for authentic, historically significant hospitality assets in Philadelphia's most walkable and culturally vibrant neighborhoods," Halakos said. "The Alexander Inn presented a rare opportunity to acquire a National Historic Landmark property at a significant discount to replacement cost in a high-barrier market, positioned at the epicenter of Washington Square West's dynamic dining, arts and entertainment scene."
