HUDSON, N.H., Aug. 20, 2026 - Marcus & Millichap (NYSE: MMI), a leading commercial real estate brokerage firm specializing in investment sales, financing, research and advisory services, announced today the sale of an industrial property in Hudson, New Hampshire. The asset sold for $3.9 million.
"We ran a targeted process to a short list of buyers who could actually perform, and that's what got this to the finish line," said Luigi Lessa, director investments in Marcus & Millichap's Boston office. "Southern New Hampshire industrial is still trading because the demand is real and the supply isn't. The buyer moved quickly, stayed at the table through a complicated closing, and we kept both sides focused on getting it done."
The Lessa Edenkrans Group of Marcus & Millichap, in association with Thomas Shihadeh, the firm's broker of record in New Hampshire, exclusively marketed the property on behalf of the seller, Dan Lang, and procured the buyer, V12 Investments.
The property, located at 32 Executive Drive, is a 36,800-square-foot high-bay industrial warehouse on a 4.58-acre lot. The single-story property was built in 1973 and is divisible into two units, offering potential for multi-tenant use. The property includes sprinkler systems, on-site parking, two loading docks, three drive in doors and 4,000 square feet of air-conditioned office space with private offices, conference rooms and an open area for workstations. It is currently occupied by Granite Forge, a medical implant and aerospace component manufacturer.
32 Executive Drive is situated in Sagamore Industrial Park, just across the Massachusetts border. The property is next to the Merrimack River and close to State Route 3.
