PUBLIC NOTICE

THE BOARD OF APPEALS FOR CHARLES COUNTY, MARYLAND has been petitioned by Jeff Parana, of the Charles County Resource Investors, LLC, requesting Special Exception use approval for Motor vehicle fuel sales associated with commercial uses > 3,500 square feet, Use #6.03.321, as defined in § 297-212 of the Zoning Ordinance. Filed under SPEX-250002, Docket #1475, the Applicant seeks to construct a 6,132 +/-square foot food and beverage convenience store (Sheetz), with 5 multi-product gas dispenser (pumps) or 10 fueling positions. The site is located at the corner of northbound US Route 301 Crain Highway and Pembrooke Square.

The subject property is located at 11355 Pembrooke Square, and is further identified as Tax Map 15, Grid 2, Parcel 643, Lot 1, consisting of approximately 8 acres. 1.8983 acres of which are subject to the request. The property is zoned Central Business (CB) and Highway Corridor (HC) overlay.

The Board of Appeals hereby announces that a public hearing will be held on Tuesday, January 13, 2026, at 6:30 p.m. The hearing will be conducted in person only; a virtual attendance option will not be available. In-person attendees should report to the Charles County Government Building Auditorium, located at 200 Baltimore Street, La Plata, Maryland 20646. The hearing is open to the public, and public testimony is encouraged.
