Set along Florida's scenic County Road 30A, Alys Beach is a thoughtfully planned coastal community that blends timeless architecture with modern living. Inspired by the walkable streets and civic spaces of historic European towns, the community features white masonry homes, intimate courtyards, tree-lined pedestrian paths, and vibrant gathering spaces that encourage connection and promote an active coastal lifestyle.

Pape-Dawson provided civil engineering, surveying, and entitlement consulting services to help bring the developer's vision to life while balancing the unique environmental and regulatory challenges of building along one of Florida's most distinctive coastlines.

Designed using the principles of New Urbanism, Alys Beach prioritizes walkability, bringing homes, retail, restaurants, offices, and public gathering areas together. The community's elevated location above the Gulf Coast also provides natural protection from potential storm surges while maximizing the value and resiliency of the site.

Environmental stewardship played a central role throughout the project. The design team worked within a variety of sensitive environmental zones, implementing strategies to preserve the area's iconic white sand beaches, protect native vegetation and sea turtle habitats, and incorporate permeable surfaces that help manage stormwater and reduce flooding.

Achieving the community's signature narrow streets and pedestrian-focused character required close collaboration with local officials. Pape-Dawson partnered with the local fire department to evaluate roadway designs and emergency vehicle access, using turning-radius modeling to ensure the streets met both the developer's vision and public safety requirements.

Construction began in 2004, and today Alys Beach is nearing completion with approximately 600 homes occupied. Widely recognized for its distinctive architecture, thoughtful planning, and exceptional sense of place, the community has become a premier destination along Florida's Emerald Coast and a model for sustainable, walkable neighborhood design.
