McCarthy Building Companies Celebrates Topping Out at CommonSpirit’s CHI Memorial Hospital

McCarthy Building Companies, Inc. recently topped out at CHI Memorial Hospital Georgia, a member of CommonSpirit, in Catoosa County, Georgia. The 134,000-square-foot project broke ground in March 2024 and is scheduled to open in January 2026. The $126 million project budget covers all aspects of the new hospital, from construction and infrastructure to interior furnishings and advanced medical equipment and furnishings essential for patient care.

The new 64-inpatient hospital is replacing the current CHI Memorial Hospital Georgia and will connect to the current CHI Memorial Parkway building, serving as an anchor for its medical campus. In addition to the new hospital, the site is home to CHI Memorial Rees Skillern Cancer Institute, Imaging Center and MaryEllen Locher Breast Center, as well as the physician office building.

"The topping out at CHI Memorial Hospital Georgia marks a significant milestone in our commitment to building state-of-the-art healthcare facilities to further serve our communities," Kyle Orr, Project Director at McCarthy. "This project represents not only a major advancement in healthcare for North Georgia but also a testament to the innovation and expertise driving the industry forward."

This fast-tracked design-build effort was finalized in six months to establish an aligned design and budget. McCarthy collaborated with the design team and CHI Memorial throughout preconstruction to conduct cost estimating, schedule development, constructability reviews and site investigations, which helped streamline operations. Additionally, the team strategically planned project phases in order to keep the campus active during construction. McCarthy constructed a temporary mechanical room and relocated existing equipment to this space, ensuring a seamless transition.

The state-of-the-art hospital will feature a 28-room state-of-the-art emergency department, cutting-edge imaging department, eight intensive care unit beds and 56 medical-surgical rooms, including five isolation rooms.

Additionally, key renovations enhanced patient access and operational efficiency. The Rees Skillern Cancer Institute underwent upgrades to create a new waiting room, patient registration area, storage and a new entrance. The physician office building will also be updated to include new offices for administrators.

As a SMART hospital, CHI Memorial integrates advanced technology to improve patient care, streamline operations and enable data-driven decisions. The hospital will feature artificial intelligence, automation and virtual care technology to help both physicians and providers provide a modern healthcare experience.

"This new facility serves as a symbol of innovation and hope for our community," said Angie Stiggins, CHI Memorial Hospital Georgia administrator. "It will expand access and convenience for patients, ensuring they receive the highest quality care. We look forward to officially opening and the opportunity to make an even greater impact on the community we serve."
