The dual tower development in Zetland will bring 190 premium apartments to Sydney's fastest growing urban renewal corridors
Sydney, Australia - 30 April 2026 - Greystar, the global leader in the investment, development, and management of high-quality rental housing, has announced the completion of structure on Haiku Bourke, the $175 million build to rent development (BTR) located at 888 Bourke Street Zetland, Sydney.
The construction milestone follows the successful delivery of its three Haiku BTR communities in Melbourne and marks Greystar's entry into Australia's most sought-after yet undersupplied rental market. Greystar will leverage its strategic New South Wales expansion to accelerate its East Coast expansion and deliver on its commitment to bring quality rental housing to Australians, with two additional BTR and Purpose-Built Student Accommodation (PBSA) projects expected to progress within the next six months.
Acquired in 2022, Greystar repositioned the initial build-to-sell development to address Sydney's rental housing shortage. A key project in Greystar's NSW pipeline, The Bourke, will establish a new standard for well-located, professionally managed apartments tailored for the needs of middle-to-high income renters in Sydney.
Adam Pillay, Executive Director APAC, Greystar, said: "Our expansion into New South Wales marks a defining chapter in Greystar's strategy as we scale our platform to meet the surging demand for purpose-designed and built rental housing. Many renters, particularly those arriving from overseas, face challenges securing high-quality, professionally managed rental housing in Sydney."
"By targeting urban renewal precincts like Zetland, we're introducing high-quality rental housing into markets where renters are seeking greater consistency, service and quality in their living experience. Globally, Greystar has seen multifamily or build to rent evolve into a core segment of the residential market, and we're bringing over 30 years of experience to Sydney as the sector continues to develop locally."
The development aligns with the NSW Government's objectives to increase housing supply within Sydney's inner-city. Green Square is one of Australia's largest and most significant urban renewal precincts, transforming into a vibrant hub expected to be home to over 60,000 residents and support 22,000 jobs by 2030.
The Bourke was delivered through the City of Sydney's Design Excellence program, a highly competitive framework recognising the highest standards in architecture, urban design and public benefit. Greystar, PTW Architects and The City of Sydney collaborated closely on the two seven-storey residential brick buildings, using thoughtful design to unlock complex sites and bring new rental housing forward.
Constructed by TQM Design & Construct, Haiku Bourke is located within the fast-growing Green Square precinct, just 3.5 kilometres from the Sydney CBD. The project offers 190 apartments across two towers, featuring a mix of studios, one, two and three-bedroom options, with fully furnished residences available.
The Bourke will offer more than 700 square metres of integrated, lifestyle-led amenity, including a fully equipped gym and wellness studio, dedicated resident co-working, pet spa and dedicated dog park and open space, alongside a rooftop activation and garden space, outdoor BBQ areas and private dining spaces. The project will also feature integrated EV charging infrastructure for the growing number of residents choosing electric vehicles.
Mark Taouk, TQM Design & Construct Development Director, said: "TQM Design & Construct is proud to mark the topping out of The Bourke at 888 Bourke Street, Zetland, as head contractor on Greystar's first build to rent development in New South Wales. Beyond structural completion, the project demonstrates TQM's end-to-end delivery capability across a complex, design-led residential development."
"Operating within a constrained inner-city site in a rapidly evolving urban renewal precinct, The Bourke required careful management of logistics, compliance, and stakeholder coordination. Through detailed planning, disciplined sequencing, and a strong site-led approach, construction has progressed safely and efficiently toward completion. We're proud to have partnered with Greystar to deliver a project that contributes to the continued growth of the Green Square precinct and supports the evolution of professionally managed rental housing in Sydney."
