Marcus & Millichap (NYSE: MMI), a leading commercial real estate brokerage firm specializing in investment sales, financing, research and advisory services, announced today the sale of a net-leased bank property in Coral Springs, Florida. The asset sold for $5 million.
"South Florida's retail market remains strong," said Alex Keller, associate investments in Marcus & Millichap's Fort Lauderdale office. "Great locations will always attract demand, making pricing the only real question. For assets like this, investors are looking beyond the lease and recognizing the long-term value of the underlying real estate. A two-acre site along a major South Florida retail corridor is difficult to replicate."
Keller, Barry Wolfe and Alan Lipsky of Marcus & Millichap exclusively marketed the property on behalf of the seller, a local private investor, and procured the buyer, a local investment company.
The property is located at 2561 N. University Drive. The 4,212-square-foot building sits on a 2.01-acre lot and was built in 2012. It is currently occupied by PNC Bank, which has more than 2,500 locations in 27 states. The property is along the main retail corridor of Coral Springs, near major tenants including Publix, Trader Joe's and Whole Foods, and directly across from The Walk at University, a mixed-use retail and office center.
